The capital city Dhaka facing extreme infrastructure development for huge population and it becomes difficult to guide the city’s growth in a planned way. Different planning rules and policies are taken by the planning authorities to guide the city growth and control its development. These development control measures were introduced to limit the density of an area and regulate the land use as per the plan. The citizens are facing different urban problems like lack of fresh air circulation; lack of adequate solar access, natural view etc. This study is aimed to investigate the existing conditions of FAR and other provisions for development control and the applications of these provisions such as Set Back provision and Height Restrictions of the buildings.
